We optimally utilized the apartment space, creating a functional and comfortable interior that meets the needs of the main target audience of the hotel apartment - a couple seeking a romantic yet comfortable stay in Gdańsk. We also took care to minimize the apartment's drawbacks - the unattractive view from the window. Thanks to our work, the investor can expect an annual income of approximately 100,000 PLN from an apartment with an area of only 27 m².

We had only 20 m² at our disposal, so we focused on precisely defining the target audience and providing key amenities appropriately tailored to the small space and the apartment's location. We abandoned a full kitchenette, providing only a typical hotel one. Thanks to our experience, the investor can expect annual revenue of around 70,000 PLN from a unit with an area of just 20 m².

This hotel room was created based on our experience and ability to maximize the use of the property. We divided the large apartment into three independent hotel units. The smallest room is just a few square meters. We have taken care of all the elements necessary for a comfortable stay - mini-bar, hotel kitchenette, and a wardrobe for each guest. Although the room generates lower revenue, it achieves very high profitability per square meter.

This studio for a couple was designed to maximize its appeal and ensure full occupancy throughout the year. We focused on amenities particularly appreciated by the preferred guest group — a huge bed, a large TV, mirrors on the ceiling above the bed and bathtub, a whirlpool bathtub, soft hotel carpeting, as well as air conditioning. The result? Annual revenue for the investor of around 70,000 PLN and an ROI reaching 10%.

We changed the original developer layout of the 50-square-meter apartment from a living room and bedroom to a more functional layout including two bedrooms and a living room, thereby increasing the annual property yield by 30%. The apartment provides comfortable accommodation for 4 adults or a family of 2+2 or 2+3. The renovation was carried out in a simple and budget-friendly way, but with attention to aesthetics and a consistent final effect. After more than two years of rental, the apartment already has over 180 reviews on Airbnb, maintains an average rating of 4.8/5, and continues to enjoy a full booking calendar. All these actions, combined with an optimal purchase from the developer, result in an ROI of 10–11%.

Brabank is one of the most prestigious and elegant investments in the downtown area of Gdańsk, so the apartment located in this location should match the standard of the entire project. Therefore, we focused on noble materials and timeless aesthetics — wooden flooring, natural stone, light colors, and decorative stucco. This resulted in an interior that is bright, pleasant, and comfortable for everyday use, reminiscent of luxury apartments in Parisian townhouses. The rental was launched at the beginning of 2026 — we expect many satisfied guests and interiors that will be eagerly captured on Instagram.

This apartment in the Doki development, with an area of nearly 90m², is an unusual offer for the short-term rental market - the owner wanted from the beginning to create an interior similar in standard to a home for himself and his family. The original layout with three bedrooms was transformed into a more comfortable and functional space with two bedrooms, including a master bedroom connected to a private bathroom through a walk-in closet. Although the living room is not large, there is space for a huge, comfortable sofa, and the second room was designed with stays with children in mind. This is a premium-class apartment, ideal for longer stays. Price in high season? Even 1500 PLN per night.

How to turn a one-bedroom apartment with a living room and a separate kitchen into a profitable business? Just like this. We carried out a thorough renovation of an apartment in a tenement house, dividing it into two bedrooms and a micro living room, significantly increasing its short-term rental potential. The property, purchased for around 550,000 PLN and comprehensively renovated in 2023 (replacement of risers, electrical wiring, ceilings), has since been achieving an ROI of about 10%, and its current estimated value is around 1,000,000 PLN.
