Changes that make sense

Apartment renovation by Downtown is a way to achieve high impact at a relatively low cost. Thanks to thoughtful changes, space optimization, maximization of hotel amenities, and professional home staging, the apartment gains attractiveness that translates into more bookings, better guest reviews, and increased results — even up to 60%.

Our efforts focus on extracting the full potential of each space — both visually and functionally. We create interiors that not only look great in photos but above all meet the needs of modern guests, enhancing their stay comfort and the competitiveness of the offer.

Downtown operates on a large scale but independently and comprehensively manages the entire process. From concept, through execution, to final preparation of the apartment for rental — we ensure smooth, effective, and refined implementation that delivers measurable results to owners.

A few changes, a big effect

A few changes that will change everything

The renovation of apartments by Downtown is based on maximizing the use of existing space while controlling costs. We do not interfere with the wall layout (unless necessary) nor do we replace floors — we focus on what truly affects the perception of the interior and guests’ decisions.

We beautify walls through stucco, paintings, and mirrors, comprehensively or partially modernize lighting, and if needed, replace key furnishings such as sofas or beds. We repair any damage and eliminate details that could generate negative reviews.

Very often, we additionally optimize the area and functionality of the apartment — including changing the layout and creating an additional bedroom, which significantly increases rental potential.

The budget for such changes usually ranges from several to several dozen thousand PLN, and the effects are quickly noticeable — revenue increases by at least 20%, along with a rise in bookings and guest satisfaction.

Renovation increases the standard and attractiveness of the apartment, which allows for a higher daily rate and improves the visibility of the offer and booking conversion. Better guest reviews and higher occupancy directly translate into a significant increase in revenue.

Trendy, consistent design attracts attention during the offer browsing stage and makes the apartment stand out against the competition, increasing the number of clicks and bookings. The aesthetic interior also improves the guest experience, which translates into better reviews and higher rental prices.

High reviews build trust and are one of the key factors influencing the booking decision. Better ratings increase offer visibility, allow maintaining higher prices, and translate into consistently higher occupancy.

Renovation increases the standard and aesthetics of the apartment, which directly increases its market value. A better functional layout and modern finish make the property more attractive to both tenants and potential buyers.

Deo Plaza with a view are apartments that have always been popular with tenants. However, the change in the apartment’s image allowed us to maximize the daily rate, which has increased by several dozen percent since the transformation.

The new interior character also made the apartment more frequently booked by the target guest, namely couples, instead of groups with more than two people. This means not only a better fit of the offer but also lower operating costs, including reduced utility consumption.

The metamorphosis consisted of replacing furniture, refreshing and painting walls, adding stucco, enhancing the window area, and fixing all problems affecting the apartment’s perception. The whole was supplemented with the necessary equipment, which gave the apartment a coherent, attractive image and made it respond even better to the needs of guests. The result? Many bookings immediately after launching the rental, a satisfied owner, and satisfied guests. The project was implemented fully adapted to the owner’s limited budget, without compromises on key elements affecting the final effect. We focused on solutions that provide the highest return on investment with the lowest possible costs.

From our point of view, the most important element of this renovation was creating an additional bedroom from the large living room. Thanks to the glass enclosure, we did not disrupt the proportions of the interior, and at the same time gained an additional comfortable bed and one more bedroom, which translated into approximately 30% higher revenue.

At the same time, we removed elements that previously negatively affected guest opinions and introduced a new kitchen — simple and budget-friendly, but aesthetic and consistent with the entire interior. This is an example of a renovation carried out on a small budget but with a very clear business effect.

The apartment renovation in Kraków included partial replacement of floors, refreshing and aesthetic finishing of walls, improving window arrangement by selecting curtains and drapes, replacing lighting, and supplementing interiors with new sofas and nightstands. In several apartments, the previous sofas were replaced with elegant velour beds.

As a result, the property, which was previously rated 6.9/10 on Booking.com, achieved a rating of 9/10. We managed to eliminate key apartment problems and ensure their proper presentation. Implementing our hotel standards and high cleaning standards completely transformed the character of the property.
